  Make sure you're using an up-to-date version of the Pearl Theme, as older versions may be incompatible with the Page Builder. The current latest version is 1.9.7 from the 7th of May, so in case you haven't upgraded, that would be the first step. If anyone else has encountered this and has the steps to reproduce it on the latest version, feel free to share those with us and we'll take a look!

  I had this same issue (v1.10.15 on Magento 2.4.3). Make sure layout in the design section of the product is, "no layout updates" instead of the apparent default of "product -- full width." That is what solved it for me.

  That didn't work for me. Already have all products set up with "no layout updates"
